A New Windows & Doors Grant for Irish Homes
Rising energy costs and colder homes have put a renewed focus on windows and doors, and in response, the SEAI has launched a new standalone Windows & Doors Grant to help homeowners improve comfort and reduce heat loss.
Applications open on Monday 2nd March 2026, giving homeowners the option to upgrade windows, doors, or both — either as a single improvement or as part of a wider home energy upgrade.
It’s a welcome addition to Ireland’s home energy grants, but an important question remains:
Is upgrading windows and doors enough on its own?
Who Can Apply for the Windows & Doors Grant?
The grant is available to a wide range of property owners, including:
- Homeowners
- Landlords
- Holiday homeowners
- Companies and owner management companies
- Registered charities
- Approved Housing Bodies (AHBs)
To qualify, the property must:
- Have an MPRN
- Be built and occupied before 2011
Applicants can apply for:
- Windows only
- Doors only
- Both windows and doors
What’s Covered by the Windows & Doors Grant?
Windows
To qualify:
- Existing single or double-glazed windows must be replaced
- A post-works BER is required (this is grant-aided)
- After the upgrade, the home must achieve a “Good” or “Very Good” Heat Loss Indicator (HLI)
Many homes already meet this requirement, particularly if attic and wall insulation is already in place.
External Doors
To qualify:
- Inefficient external doors must be replaced
- A post-works BER is required (also grant-aided)
- The home must achieve a Good or Very Good HLI
If insulation upgrades are needed to meet the required standard, SEAI grants are also available for attic and wall insulation, helping homeowners avoid unexpected costs.
How Much Is the Windows & Doors Grant?
Grant values depend on property type and the measures installed.
Windows Grant
- Apartment: €1,500
- Mid-terrace: €1,800
- Semi-detached / End of terrace: €3,000
- Detached: €4,000
External Doors Grant
- €800 per door, up to a maximum of 2 doors (€1,600)
These grants contribute meaningfully toward the cost of upgrades, especially when combined with other energy improvements.
When Can You Apply?
- Applications open: Monday 2nd March 2026
- Homeowners who commenced or ordered upgrades after the Government announcement on 27th January 2026 may also be eligible, provided scheme requirements are met and registered contractors are used.
How the Application Process Works
Homeowners have two routes:
Option 1: Apply Yourself
You can:
- Get quotes from SEAI-registered contractors
- Apply to SEAI for a grant offer
- Wait for approval before starting works
- Complete the upgrade
- Get a post-works BER
- Submit documents to SEAI
- Receive the grant payment (inspection may apply)
Option 2: Use a One Stop Shop
A One Stop Shop like Activ8:
- Applies for grants on your behalf
- Manages works from start to finish
- Deducts the grant upfront from your cost
- Ensures upgrades work together properly
For many homeowners, this route removes complexity and avoids piecemeal decisions.
Are New Windows & Doors Enough on Their Own?
New windows and doors can:
- Reduce draughts
- Improve comfort
- Reduce heat loss
- Improve BER ratings
But they don’t generate heat, and they don’t address how efficiently your home is heated or how heat is distributed.
That’s why many homeowners use the windows and doors grant as a starting point, not the final step.
Why a One Stop Shop Can Make More Sense
At Activ8 Energies, we often see homeowners upgrade windows or doors first — then later realise that combining them with insulation or heating upgrades would have delivered far greater comfort and value.
Through Activ8’s SEAI-approved One Stop Shop, windows and doors can be integrated with:
- Insulation upgrades
- Heat pump installations, with grants of up to €12,500 available
- Improved heat distribution
- Ventilation improvements
This ensures each improvement complements the next — without repeated disruption or missed grant opportunities.
How Activ8 Energies Supports Homeowners
Activ8 Energies has 20 years’ experience delivering home energy upgrades, with 25,000+ installations across Ireland.
As a One Stop Shop provider, we:

With new windows and doors grants launching in March 2026, enhanced heat pump grants of up to €12,500 already available, and strong government support for home energy upgrades, there has rarely been a better time to improve your home’s comfort and energy efficiency.
If you’re unsure whether windows and doors are enough on their own — or how they fit into a wider upgrade — Activ8 Energies can help you explore your options and plan your next step with confidence.
